Please contact me for an initial consultation. At this time, a general evaluation of the existing space would be made, relative to a clients interest in remodeling their home. Defining the proposed scope of work, the job specific logistical and budgetary requirements, and identifying expectations for the day to day construction process are topical. There is no charge for the initial consultation.
After the initial consultation, a design retainer may or may not be required, depending on the nature of the job. In with the new and out with the old, for example window and door replacements, or simple bathroom makeovers do not require a design retainer agreement . Any job that requires graphic representation (plans) and the design or redesign of space such as kitchen remodels, major bathroom remodels, custom cabinet work, additions, etc., will also require a monetary deposit in order to advance the design process. The design retainer agreement is offered in writing, and the fee varies for each individual job, on average 2-3 % of the proposed job budget. The pending proposal is non-binding.

My primary goal in design is finished product value. To achieve this goal, the following are employed:

- maximizing existing spaces
- an eye towards spacial, linear, and proportional relationships
- professional workmanship and attention to detail
- installation of quality materials
An important part of the overall design process is identifying how a client lives in their home day to day, their movements in and around a space, and how to make those movements efficient and productive, as well as making the finished product aesthetically pleasing. Finishes that are in line with client tastes, and that are consistent with the architecture of the home are specified.

contract
Generally speaking, the initial written proposal that comes out of the design agreement is not directly transposed to contract form. It is, however, a basis for design revision, and any future price negotiation. If the initial proposal is accepted without change, it will be used as the basis for a binding contract. Otherwise, a revised proposal will be used. My experience has shown me that one of the most important aspects of contracting is the management of expectations. Being able to accurately represent the process goes hand in hand with success.
contracts are drafted to clearly outline:
- contract assumptions (an example would be "homeowner to empty all kitchen cabinets prior to commencement")
- scope of work
- specific materials to be used
- material allowances and/or homeowner supplied materials
- additional fees required such as permit or engineering
- exclusions
- payment schedule
build
I endeavor to provide a seamless construction process, one job at a time, start to finish. I offer skilled proficiency in most of the trades required to complete a project, and hands on quality control. Subcontractors are used on a limited basis, where local ordinances require specific licensing, or where the job is large enough to warrant specialized individuals or crews. To the extent that it is possible, job sites are maintained as neat and orderly for the duration of the remodel.
As a contractor, I am fully insured including general liability and workman's compensation.

Since 1983, I have contracted to complete jobs of all size, from service work to major additions and whole house remodels. Typically, contracts range from 10K through 100k, depending on job availability and market conditions. Areas served are Bucks County PA, and Mercer County NJ.
